We do a Comprehensive Pricing Analysis with recommendations for pricing your property so it sells for top dollar as quickly as possible. In this current market, it is imperative to “have your fingers on the pulse” of the housing market.
We “List on a Thursday” in order to present your home as a brand new listing in time for the weekend. This allows time for the property to be included in online searches such as Zillow, Homes.com, and in the Multiple Listing Service, which all Realtors® in the area rely on to get new listings in the hands of their clients.
Our Marketing Package includes a personalized website for you home, a QR code on the sign in front of your home so people can immediately access your property’s website, high quality fliers, and marketing online for international buyers who are looking in the beautiful Suncoast region of Florida. We also follow up by hosting an “Open House” on the Saturday or Sunday immediately after listing your property! This gives potential buyers and agents 2-3 days to see your home online and determine if they would like to come for a tour.
We create a “Personal Video Tour” of your property with Dave leading buyers from room to room, around your property, and even your neighborhood, highlighting all of the things that make it special!
We utilize the Showing Time platform and Supra electronic lockboxes which provide for documented showings. Feedback is requested from showing agents including how much time each showing lasted and what their clients’ impressions were of the property in terms of their likes and dislikes. This feedback allows us to continue to make modifications and/or updates, as necessary, to tweak and update your house in order to find the perfect buyer.
We market your property with “professional photos” to show it in the very best “light” possible! We also provide a “Matterport” tour, which assists people online to virtually “walk through” your home. There is also a “dollhouse” view of the floorplan so potential buyers can see the exact layout. Many in town as well as out of town buyers love this feature because it gives them a much better idea if your property “checks the boxes” for their house hunt. It saves everyone time (and foot traffic) which results in getting the best and most qualified buyers to decide to physically tour your home.
We thoroughly “Review the Status of Your Listing” every 3 weeks, updating you regarding the market analysis for comparable properties, discussing possible price adjustments, delivering Agent feedback from showings, and reverse prospecting by sending an e-flier to agents who have performed a search that incorporates your property!
